The first step in the journey to your dream home begins with an initial meeting. We normally meet you on site to investigate your block. After assessing points of access, the slope of the land, the views available, climate orientation, neighbours, and other general expectations, we will provide an overview our services. We will also discuss your ideas and requirements during this initial meeting.
This is the preliminary stage where we discuss and define exactly what you want your new home to be. We consider the constraints (land, climate, etc.) and formulate design options that address your requirements. This stage is very interactive and, as such, can be the most exciting phase in the process (with the exception, of course, of finally moving in).
You can count on us to bring your ideas together into an intelligent, cohesive whole that matches your budget. From the initial rough sketches to thorough concept diagrams, we will help you visualise what the completed build will look like. The process can be made even more simple if you have a brief, photos or sketches of the houses you would like for us to look at.
After addressing the layout, facade and aesthetics you want for your new home, we can address what landscaping will be required for the site. At the end of this stage, you will have concept drawings of your new house, with all aspects clearly defined. To give you an even clearer picture of what your new home will look like, 3D modelling can be organised by our team.
Once we have identified the site location, we will conduct soil tests and investigate any other possible factors that may obstruct the build. Our expert team will also assess the bedrock, mitigating any foundation issues. After this, we can move forward to an estimation of costs.
After the initial concept is firmly established, we will refine your design. Drafted drawings are finalised to include some of the more important technical details. Once the planning is completed, work starts on the structural and mechanical systems of your new home.
We will acquire your selected materials, and begin to design details for kitchens, bathrooms, doors, inclusions and more. During this phase, we will also develop the design to incorporate preliminary lighting and electrical systems. At the end of this process, you will have signed off on the fully developed designs that will be given to engineers and local council. Some smaller details, such as cabinetry, will be finalised at a later stage and can be added in as PC/PS items.
Construction/Final Working Drawings
This is the phase when all working drawings are finalised to include vital details (engineering specifications, surveys and cyclone rating etc). The final working drawings will incorporate any changes required by the council as well as building contractors. The final specifications will be presented for you to sign, as will applications for planning engineers. Any council approvals or dispensations are made during this phase.
You can enjoy complete peace of mind when you choose Neocon Homes. All our contracts are written in plain English in accordance with the Housing Industry Association (HIA) standard. We will create a clear document that covers the complete design, including materials, paint colours and engineering information. Once you have read through the document and signed off to proceed, the construction phase will begin.
Although the construction phase is naturally the lengthiest in the process, the talented builders we work with are committed to working as promptly and efficiently as possible. During the course of construction, we review the progress of the work and facilitate any changes that may be required. Final selections of finishes and fixtures are made, and we guide you through the finishing touches for your interior.
Upon completion of the construction phase, we thoroughly inspect your home to ensure that it is ready for you to move in. We always work to strict building timelines and provide regular updates throughout the entire building process. You can count on us to ensure that all quality standards are met and that our workmanship will exceed your expectations. We welcome our clients to visit the build site, although due to work health and safety issues, these must be prearranged.
Once the hard work is over, the most exciting moment arrives. Our team will give you the keys to your new home, having ensured you are happy with all aspects of your home. We measure our success by how much you love your new house, as we want you to be part of the Neocon Family.
